RENTAL OPENING FOR ONE ESTHETICIAN OR LICENSED MASSAGE THERAPIST WITH AT LEAST 5 YEARS OF EXPERIENCE and 75% or more repeating client base.
I want to collaborate with a responsible, friendly women who is excellent with customers and gets along with others. Who has the experience to run their own business, and is adaptable and solution-orientated.
THE WAY I WORK:
- I'm a friendly, positive, honest, and direct person who is easy to get along with and work with.
- I would be in about 2 - 4 days a week, usually afternoons and evenings, in session from 45 - 75 minutes, (I have a home office for phone/Zoom readings). I don't do over 4 readings a day, and I space them out so there's time in between.
- I will be in my office or leave between clients.
- I respect my clients right to privacy that they have a session with me and ask you to also.
- I do sessions by appointment only, so people don't wander in. Outside signage tells people that there's no walk-in appointments, they must call to make one.
- It's not often a client of mine will wait in the front area for me but one may as it is a shared space.
FOR YOU: I will design the front area for you to be able to do makeup, teach private makeup lessons, do lashes, treatments and services.
If you prefer a soft white paint wall color in the front area and back hallway, we will choose it together, and it will be painted at your expense.- There will be tall, modified wood room-dividers (photo below) separating the treatment / lash table along the long sides for privacy to do lashes, facial and underarm waxing, facial treatments, etc. White material will be put on the wood screen backsides for more privacy.
FOR RENTER:
- You bring everything you need to run your business: YOUR PREFERRED LIGHTING FOR MAKEUP/LASHES, STOOL FOR DOING LASHES/ TREATMENTS, YOUR PRODUCTS, TRADE TOOLS AND EQUIPMENT, SALE PRODUCTS, FATIGUE MAT, SMALLER SUPPLY CABINET FOR WORKSTATION, ROLLING CABINET/TRAY TABLE FOR TABLE AREA FOR FACIAL / LASH / MASSAGE SUPPLIES, LAPTOP OR IPAD, LASH/ MASSAGE TABLE LINENS & TOWELS, AND EVERYTHING NEEDED TO OFFER YOUR SERVICES.
- I will supply brand new: CUSTOM WOOD COUNTERTOP WORKSTATION (WILL CONSULT WITH YOU BEFORE MAKING), WIDER LASH/ TREATMENT TABLE IF NEEDED, ONE CLIENT ADJUSTABLE CHAIR, ONE LARGE WALL MIRROR AT WORKSTATION, WOOD ROOM DIVIDERS, WHITE WOOD DISPLAY BOOKCASE (PHOTO BELOW), WHITE SUPPLY CABINET (PHOTO BELOW), CHECK OUT DESK (PHOTO BELOW), ROLLING DESK CHAIR, FLOOR AND TABLE LAMPS, WALL ART, LARGE MACRAMÉ WALL HANGINGS, MOROCCAN WOOD-FRAMED 6 FT TALL MIRROR, SMALL INSIDE SEATING AREA & AREA RUG, PLANTS, LARGE AIR PURIFIER, OUTDOOR SEATING IN FRONT, PLUS ALL LISTED BELOW. Many other available brand new things to use while renting listed below.
- All exterior awnings in Rockbrook Village are getting painted white and updated by the owners now.
- Please have a "No Refunds - All Sales Final" policy and clearly stated for all product sales because I cannot help your customers.
- There are new security cameras recording 24/7 throughout my store for theft prevention. You have access to the recordings for the front store area. Recording in my private office is only off when I'm working with clients.
- No cannabis sales of any kind or form, including medical, in oils, tinctures, extracts, seeds, or crafts; and no hemp forms of these products except crafts. Also, no vapes, e-cigs or liquids sales, or body tattoo work. No vaping in store. Violations will void your contract.
- Please keep a lower noise level when I'm working with a client in my office, as I will.
NOTE: The space cannot be held for anyone without a signed one-year rental contract, and the deposit and first months rent paid at contract signing - and this completed two weeks before your opening date to do the remodel for you. You're welcome to start moving stuff in the week before you officially open.
CLEANING:
- Renter is responsible for your own laundry of your linens and towels. No washer /dryer.
- I will scrub the floor, dust, and do wood cleaning weekly.
- You must clean up thoroughly after yourself and your own clients every work day everywhere in front area, including cleaning the floor using no-rinse floor cleaner when it gets dirty.
- I supply cleaning products needed for the store itself: mop, broom, dustpan. Floor, wood and glass cleaner, Lysol, air freshener.
- You help with simple snow shoveling while your working at the store after I do it in the morning if needed, and only in the front sidewalk area right in front of this 14 ft wide store.
I will do the trash disposal to the dumpsters twice a week.
