RENTAL OPENING FOR ONE ESTHETICIAN OR LICENSED MASSAGE THERAPIST WITH AT LEAST 5 YEARS OF EXPERIENCE and 75% or more repeating client base.

I want to collaborate with a responsible, friendly women who is excellent with customers and gets along with others. Who has the experience to run their own business, and is adaptable and solution-orientated.

THE WAY I WORK:
- I'm a friendly, positive, honest, and direct person who is easy to get along with and work with.
- I would be in about 2 - 4 days a week, usually afternoons and evenings, in session from 45 - 75 minutes, (I have a home office for phone/Zoom readings). I don't do over 4 readings a day, and I space them out so there's time in between.
- I will be in my office or leave between clients.
- I respect my clients right to privacy that they have a session with me and ask you to also.
- I do sessions by appointment only, so people don't wander in. Outside signage tells people that there's no walk-in appointments, they must call to make one.
- It's not often a client of mine will wait in the front area for me but one may as it is a shared space.

FOR YOU: I will design the front area for you to be able to do makeup, teach private makeup lessons, do lashes, treatments and services.

If you prefer a soft white paint wall color in the front area and back hallway, we will choose it together, and it will be painted at your expense.

  • There will be tall, modified wood room-dividers (photo below) separating the treatment / lash table along the long sides for privacy to do lashes, facial and underarm waxing, facial treatments, etc.  White material will be put on the wood screen backsides for more privacy. 

FOR RENTER:

  • You bring everything you need to run your business: YOUR PREFERRED LIGHTING FOR MAKEUP/LASHES, STOOL FOR DOING LASHES/ TREATMENTS, YOUR PRODUCTS, TRADE TOOLS AND EQUIPMENT, SALE PRODUCTS, FATIGUE MAT, SMALLER SUPPLY CABINET FOR WORKSTATION, ROLLING CABINET/TRAY TABLE FOR TABLE AREA FOR FACIAL / LASH / MASSAGE SUPPLIES, LAPTOP OR IPAD, LASH/ MASSAGE TABLE LINENS & TOWELS, AND EVERYTHING NEEDED TO OFFER YOUR SERVICES. 

  • I will supply brand new: CUSTOM WOOD COUNTERTOP WORKSTATION (WILL CONSULT WITH YOU BEFORE MAKING), WIDER LASH/ TREATMENT TABLE IF NEEDED, ONE CLIENT ADJUSTABLE CHAIR, ONE LARGE WALL MIRROR AT WORKSTATION, WOOD ROOM DIVIDERS, WHITE WOOD DISPLAY BOOKCASE (PHOTO BELOW), WHITE SUPPLY CABINET (PHOTO BELOW), CHECK OUT DESK (PHOTO BELOW), ROLLING DESK CHAIR, FLOOR AND TABLE LAMPS, WALL ART, LARGE MACRAMÉ WALL HANGINGS, MOROCCAN  WOOD-FRAMED 6 FT TALL MIRROR, SMALL INSIDE SEATING AREA & AREA RUG, PLANTS, LARGE AIR PURIFIER, OUTDOOR SEATING IN FRONT, PLUS ALL LISTED BELOW. Many other available brand new things to use while renting listed below. 

  • All exterior awnings in Rockbrook Village are getting painted white and updated by the owners now.

  • Please have a "No Refunds - All Sales Final" policy and clearly stated for all product sales because I cannot help your customers.

  • There are new security cameras recording 24/7 throughout my store for theft prevention. You have access to the recordings for the front store area. Recording in my private office is only off when I'm working with clients. 

  • No cannabis sales of any kind or form, including medical, in oils, tinctures, extracts, seeds, or crafts; and no hemp forms of these products except crafts. Also, no vapes, e-cigs or liquids sales, or body tattoo work. No vaping in store. Violations will void your contract.

  • Please keep a lower noise level when I'm working with a client in my office, as I will.

NOTE: The space cannot be held for anyone without a signed one-year rental contract, and the deposit and first months rent paid at contract signing - and this completed two weeks before your opening date to do the remodel for you. You're welcome to start moving stuff in the week before you officially open. 

CLEANING:
- Renter is responsible for your own laundry of your linens and towels. No washer /dryer.
- I will scrub the floor, dust, and do wood cleaning weekly.
- You must clean up thoroughly after yourself and your own clients every work day everywhere in front area, including cleaning the floor using no-rinse floor cleaner when it gets dirty.
- I supply cleaning products needed for the store itself: mop, broom, dustpan. Floor, wood and glass cleaner, Lysol, air freshener.
- You help with simple snow shoveling while your working at the store after I do it in the morning if needed, and only in the front sidewalk area right in front of this 14 ft wide store.
I will do the trash disposal to the dumpsters twice a week.


I have a gorgeous 14 ft wide x 23 ft deep storefront space that is perfect for one esthetician, lash and make-up artist, or massage therapist to do their amazing work. This is a newly remodeled storefront business in a busy, upscale outdoor shopping center.  It can be ready for you by June 1st.

Your space will include a dedicated workstation, and your treatment bed area sectioned off with elegant wood room dividers, creating a serene and private environment for your clients. There's ample storage space downstairs for your extra goods.

The monthly rent is $795, which includes all utilities and high-speed internet. The rental contract begins with a one-year term, with flexible renewal options available.

This is an excellent opportunity to do your esthetician or massage work and sell your products and goods while keeping overhead low.

You will be an independent business owner renting space. You are not my employee in any way.


It's a sunny storefront with 10 ft high ceilings and great potential to make it a beautiful and efficient space for your work. Lots of foot traffic with a big parking lot out front.

The front area is where your studio will be. The seperate back room is for my private readings. All walls are a calming, dusty pink with beautiful wall art and gray vinyl flooring. There's also a soothing 4 ft tall indoor water fountain on a small table for ambience.

There will be new furniture, decor, and plants. Two gray accent chairs, end table, and area rug for your waiting clients, only occasionally mine. The store has a positive, relaxed vibe. It is a happy space to do your work. 


This opportunity is for a businesswoman to have her own special work space. You can thrive here doing your amazing work and product sales.

You can also sell some Eastern or Asian Art items, gemstones, buddhist items, homemade candles or soaps, meditation/ yoga accessories, books, and interesting holistic products if you want to. 

INCLUDED FOR RENTERS USE:

All brand new and for your use while renting:
  •  Checkout desk at front of store that I can add a wood front to it, comfortable rolling chair, electronic cash register, display risers, cordless drill, label maker. Checkout supplies: two sizes of small/medium sized white handle paper bags, white plastic bags, tissue paper, hanging price tags, price-tag sticker gun, tape, scissors, stapler, duplicate receipt book, velvet pouches for small items.

  • Microwave and minifridge in back hallway.

  • Large ADA-compliant bathroom is in hallway outside of my private office for you and your clients use but it is not a public restroom.

BONUS: A big storage room downstairs in the building for your extra supplies, including 6 feet of nice upper and lower cabinets with countertop that belongs to me that you can lock stuff in. No one has access to this area but nice, long-term tenants and so far no one else uses it.

SIGNAGE & MARKETING INFORMATION:

#1. I will design and pay for a VistaPrint vertical  24" x 36" window decal signage for you that goes on the store's front door with your business's information that you approve first.

. You pay for and order your own VistaPrint 24" x 36" poster for inside store with your name, business name and information on it for behind the checkout desk. 

#3. You can pay for two identical VistaPrint 24" x 36" foam board signs for the double-sided sign holder
 - $110, that can go outside the store while you're working to annouce you are there if you want. 

#4. Please have a nice website with professionally-taken photos of you and and your work, (Showit is great for website templates, Hooten Images in Omaha for photos). 


NOTE: Your business information will
not be on the Rockbrook Village Shopping Center's (RVSC) website or the tall lighted sign off Center.

You will will not be able to get a Google Business listing for this address. 



NOTE: My store is a positive, good energy space - please, no talk in store about politics, religion, negative gossip, or hot topics. With the exception of buddhism, shamanism, and Native American cultural beliefs which are spiritual practices.

RENTAL AGREEMENT NOTES:

Rental Payments of $795 are non-refundable
and due on the 1st of each month through automatic payment.

$50 late fee after the 4th. After two late rental payments, a third one violates and can void your rental contract.

One-year contract to rent space; and then month-to-month or 3 month renewable contract after that. 
You can stay as long as you want for at least 2 1/2 years if it's working out. 

$795 Deposit goes into a seperate savings account to return to renter upon move out. 

Deposit plus first month rent is due at contract signing. Rent is pro-rated if mid-month.

Two (2) months written Notice to Vacate needed by renter to terminate contract and vacate space and get deposit returned; and after your last month's rent payment is received on the 1st of the month in full.

You will get your deposit returned within TEN (10) BUSINESS days after ending your rental contract on good terms, remove all of your belongings and supplies by the last day of your contract, store swept clean, and no damage to store except limited normal wear and tear, and don't take anything that doesn't belong to you.
I have no interest in keeping rental deposits.

REQUIRED INFORMATION NEEDED TO RENT:
  • Proof of some longevity at places you've worked or rented at last 5 years.
  • Copies shown of the last two years of your income taxes, (only need to see adjusted gross income).
  • Copies shown of the last 6 months of income from Venmo or Square, (etc.) from payments from your business. Or paystubs from job, if applicable.
  • Background check for NE and IA.
  • Credit check. Decent credit score is needed but doesn't have to be perfect.
  • All of this is 100% confidential.

TAX INFORMATION FOR PROSPECTIVE RENTERS TO RENT SPACE:

  • To buy wholesale goods or sell goods: get a DBA name and an EIN number from the IRS, (can use Legal Zoom). Then register with the NE Department of Revenue (DOR) as a business and get a NE Identification Number and a Sales Tax Permit. You can be a Sole Proprietorship.

  • You must charge Nebraska's 7% sales tax for all sold sale items and goods and paid to the State quarterly.

  • Must report all sales and business income to the IRS and State of Nebraska annually, and pay your IRS annual “estimated taxes” on time quarterly.
