I want to collaborate with a mature, easygoing woman who is excellent with customers and treats every person with respect. Someone who has the experience and aptitiude to run their own business, and has great time management and organizational skills.
THE WAY THIS WORKS: When my client comes in we walk to my office and then out when their session is done. I would be in about 3-4 days a week, usually afternoons and evenings. There is not constant traffic as I do readings by appointment only. Signage let's people know that there are no walk-in appointments, they must call to make one. It's not often that people wait outside in the front section while someone is getting their reading. But this is still a shared space.
FOR RETAIL SALES RENTER: a good use of this space for sales will be bookcases with deeper shelves along the long walls for maximum use of space, with display tables and a tall display rack or two for your smaller goods in the center.
FOR AN ESTHETICIAN WITH AT LEAST 5 YEARS OF EXPERIENCE and 75% or more repeating client base:
You can modify the front area to do make-up, teach private make-up lessons, and do your treatments and services. You can use my 5' 7" tall freestanding wood room dividers I have available (photo on right) to section off the rear right corner to do waxing, body treatments, hair removal, etc. Can put material on back so not see through.
Any renter can add some shelving to the walls.
I can remove everything you want except the tall water fountain and table, and the gray accent chairs and wood end table.

- You must have a "No Refunds - All Sales Final" policy and clearly stated for all product sales; because I cannot help your customers.
- There are new security cameras recording 24/7 throughout my store for safety and theft prevention. You have access to the recordings for the front store area. Recording in my private office is only off when I'm working with clients.
- No cannabis sales of any kind or form, including in oils, tinctures, extracts, seeds, or crafts; and no hemp forms of these products except crafts. Also, no vapes, e-cigs or liquids sales, or tattoo work. No vaping in store. Violations will void your contract.
- Please consider doing some paid advertising monthly on Facebook for your sale items or services to attract more customers/clients.
I have a front area, 14 ft wide x 24 ft deep, that is perfect for an esthetician, lash, or make-up artist - or boutique retail sales for $595 a month, all utilities included. There is ample, secure storage space downstairs for your extra goods. A custom 24" x 36" front door sign will be made for you with your business info on it.
This is a gorgeous store front business in a busy, upscale outdoor shopping center.
This is an excellent opportunity to do your esthetician work, or sell your New Age boutique sale items and wholesale goods while keeping overhead low!
You will be an independent business owner renting space. You are not my employee in any way.
My store has a large front area where your sale items /studio will be. The seperate 14' x 12' back room is for my private readings. All walls are a calming, dusty pink with beautiful wall art, and gray vinyl flooring. There's a soothing 4 ft tall indoor water fountain for ambience.
It's a sunny space with 10 ft high ceilings with lots of potential to make it your own. Great outside traffic and a big parking out front. You can set up your display cases and/or work stations to your liking while leaving a path to the door to my private office space in the rear of the store.
Also, two gray accent chairs, an end table. and an area rug for your waiting clients, only occasionally mine.

I will order a custom made VistaPrint 24" x 36" sign to go on the store's front door with your store's info and weekly open hours.
You can pay for professional signage to add your business info near the bottom of my front window if desired.

- L-shaped brown wood checkout desk at front of store (pictured above) can be customized for the store, comfortable leather rolling chair, electronic cash register (above), filing cabinet, display risers, cordless drill, label maker, some checkout supplies: small white handle bags, hanging price tags, price tag sticker gun, tissue paper, tape, scissors, stapler, velvet pouches for small items.
- One 6' 6" ft tall triangular freestanding display rack with many brackets for hanging items for your use, (above).
- One white display bookcase that I have used for my sale items (shown above). You can use if desired or can be removed.
- You can use my 2 ft x 5 ft table for sales. I’m open to working with you with this stuff.
- Microwave and minifridge
- FOR RETAIL SALES RENTER you will provide your own professional looking display bookcases, racks, tables and stands that you will own.
- I do make hand made "smudge/sage kits" that are exclusively sold in my store that I will continue to sell, so any renter can't sell smudge kits.
- Reliable, high-speed business internet you can use while in store is available for $65 monthly
- The small waiting area with 2 accent chairs and an end table for clients can be moved to any area in the store.
- Large ADA-compliant bathroom is in hallway outside of my back private office for your use but is not a public restroom; but it can be used by customers for an esthetician's clients.

- If you're a boutique retail store (only) your store hours will be on the Rockbrook Village Shopping Center's (RVSC) website under my name but not your business name.
- Also, that New Age items are for sale will be on the tall lighted business sign off Center Street, but not your business name/ hours.
- You will will not be able to get a Google Business listing for this address.
- You can have a large wall sign made for inside store with your business name on it for behind checkout desk.
- One 6 ft tall double-sided poster sign holder (above) that you can use after making two identical VistaPrint 24" x 36" foam board signs to go into it saying "OPEN NOW" and your retail store info, to have outside the store while open to attact customers for you.
- Professional-made business cards and pamphlets to hand out to customers that highlights your business name and sale items or services, and large labels made for your check out bags with your business name and info on them are welcome.
NOTE: My store is a positive, good energy space - please, no talk in store about politics, religion, negative gossip, or hot topics. With the exception of buddhism, shamanism, and Native American cultural beliefs which are spiritual practices.

- If you take one week off for vacation, 21 days notice posted on front window for outside viewers and indoor signs needed notifying public of store closure for a week.
- Multiple times of not opening on time, leaving early, or leaving during business hours will violate your contract and void it. Looking for a professional who will be responsible and comittted.
This opportunity is for a businesswoman to define her niche. You can do your esthetician work and product sales here. Or someone can sell their higher-end Eastern or Asian Art items, gemstones, buddhist items/statues, homemade candles or soaps, meditation/ yoga accessories, books, and interesting New Age products.

Deposit plus first month rent is due at contract signing. Rent is pro-rated if mid-month.
At minimum, two (2) months written Notice to Vacate needed by renter to terminate contract and vacate space and get deposit returned; and after your last month's rent payment is received on the 1st of the month in full.
You will get the $595 deposit returned within 10 business days after ending your rental contract on good terms; and remove all of your belongings including display racks and tables by the last day of your contract, store swept clean, and with no damage to store except limited normal wear and tear, and don't take anything that doesn't belong to you.
I have no interest in keeping rental deposits.

- Copies shown of the last two years of your income taxes, (only need to see adjusted gross income).
- Copies shown of the last 6 months of income statements from your business. Or paystubs from job, if applicable.
- Copy shown of current bank statement of balance of savings or checking account - balance only (transactions and account number redacted).
- Background check for NE and IA.
- Credit check. Decent credit score is needed but doesn't have to be perfect.
- A full-time esthetician with at least 5 years experience and a provable 75% or more repeating client base.
- Looking for a solid ability to pay the rent.
TAX INFORMATION FOR PROSPECTIVE RENTERS:
- You can get a DBA name and an EIN number from the IRS to buy wholesale goods. And get a business license with Nebraska. You can be a Sole Proprietorship or an LLC; (can use Legal Zoom to set all of this up easily).
- You must charge Nebraska's 7% sales tax for all sold sale items, that goes into a seperate business bank account and paid to the State at tax return time.
- Report all sales to the IRS and State of Nebraska annually and pay your IRS annual “estimated taxes” on time quarterly.
- Please bring a copy of your IRS and NE tax and business paperwork if opening a retail store to show me at contract signing if waiting for approval, and show copies once completed.
